Lake Garda Verona: a booming real estate market

Among the most dynamic areas in Northern Italy, the Verona side of Lake Garda grows with rising demand, new projects and record revaluations

Lake Garda’s Verona shore is today one of the most attractive destinations for second homes and high-end real estate investments. Demand is strong for properties with panoramic lake views, spacious gardens of at least 1,000 sq.m., large terraces and bright interiors designed to be lived in year-round. “Buyers are looking for outdoor living areas, wide glass walls and light-filled living rooms,” explains Corcoran Magri Properties. “A garage has also become a must,” adds Gardahaus. According to Dimore Gentili, demand for pied-dans-l’eau residences is also rising.

Prices confirm this trend. In Garda, a 65 sq.m. penthouse with terrace, double garage and shared pool recently increased in value from €650,000 to €900,000 in just over two years. In Peschiera del Garda, a 90 sq.m. apartment bought in 2020 for €320,000 was resold in 2024 for €460,000. These examples show how the area is a solid asset, thanks also to its proximity to Monte Baldo and the quality of life the region offers.

Buyer profiles are diverse. While many local clients from Emilia or Mantua rarely exceed €500,000 for single or semi-detached houses, Milanese buyers are willing to spend €600,000–700,000 for quality homes, especially in Peschiera. The upcoming Milan-Venice High-Speed Rail line, which will allow travel to Milan in less than an hour, is already boosting interest and property values in the area.

Among the most requested locations is Torri del Benaco, where panoramic exposure makes it one of the most prestigious addresses. Here, apartments of 80–100 sq.m. range from €900,000 to €1.2 million, about 30–40% higher than Bardolino or Lazise. “Torri offers wide lake views directly from the village, while in other towns you need to climb into the hills,” notes Corcoran Magri Properties. Villas are scarce and sell quickly when available, as shown by a recently sold 75 sq.m. apartment in a villa in Albisano, with tower, lake view, two bedrooms and terrace.

Hillside locations are also gaining appeal. Costermano, Albisano and Marciaga host new developments with luxury apartments and panoramic villas, offering quiet settings just minutes from the lake. “In Spighetta only one last 82 sq.m. unit with garden and shared pool is still available,” says Engel & Völkers Bardolino. At the top end of the market, Villa Petra in Marciaga offers 305 sq.m. on two levels, 1.6 hectares of land and an infinity pool, priced at €4.9 million. In Costermano, the “La Frassinella” project will bring three luxury penthouses of over 200 sq.m. each, all with large terraces, high-end finishes and prices starting from €2 million.

Hospitality and lifestyle investments further strengthen the area. In Peschiera, the former military prison is being redeveloped into a 5-star luxury hotel with swimming pool and serviced residences. Projects like this, together with new infrastructure, consolidate Lake Garda’s Verona shore as one of the most solid and desirable high-end real estate markets in Italy.
